Perfectly Holiday Homes use a third-party property management software system that ensures that any represented property pricing and availability are centrally managed to avoid booking errors and duplicated bookings. The owner of each property that is represented by Perfectly Holiday Homes has its own fee collection account so that any guest booking fees are received directly by the property owner, and not by Perfectly Holiday Homes. Perfectly Holiday Homes’ expenses are funded by fees that are charged to and paid by the owners of the properties that it represents.
If a visitor or user of Perfectly Holiday Homes websites acts by selecting to search more information about a property, by clicking a link for example, that the visitor or user will ‘enter’ the PerfectlyHolidayHome.com website that is a ‘white labelled’ version of Perfectly Holiday Homes property management software system, and any further information, pricing and availability searches will then be ‘powered’ by that software system to ensure that visitors and user have the best and most correct information as requested.

Any fees charged for a specific property booking for specific dates are made using the property owner’s fee collection account. Neither Perfectly Holiday Homes nor the property owner collect any card payment or bank account details in the transaction because that is done by the third-party payment processor such as Stripe or PayPal.
If a visitor or user makes a booking via third party an Online Travel Agency such as Booking.com and Airbnb, then any such booking is subject to the terms and conditions provided by the chosen booking website platform.
Perfectly Holiday Homes property owners pay commission to Online Travel Agencies such as Booking.com and Airbnb if guests book via their website platforms. Where a guest books directly using Perfectly Holiday Home and via Perfectly Holiday Homes websites then the property owner does not pay any commission to Online Travel Agencies, and that means that they are able to offer better prices, terms and benefits to the guest.
When a Perfectly Holiday Homes offer is made or promoted in any way, then that offer is made with immediate effect and may not be available or promoted again in the future; and any such offer is provided to guests booking any of the properties represented by Perfectly Holiday Homes. So, for example, if Perfectly Holiday Homes website states that ‘booking directly will save the guest X% on their booking fees compared to a booking made via Booking.com or Airbnb’ then this offer applies to every property represented by Perfectly Holiday Homes at that time.
When a visitor or user makes a holiday booking via Perfectly Holiday Homes websites, then the guest booking is a contract between the guest and the owner of the property, and it is the owner’s terms and conditions that apply to the booking, and those terms and conditions are provided before the booking is made.

Sandside Beachfront Cottage is located on the seafront in Saltburn by the sea, across the promenade to the beach paths and famous cliff lift, a few steps to the popular Marine Parade Pub, and a short walk to the centre of town.
The property is on the seafront road called Marine Parade on the junction with Diamond Street. It is part of the large striking red brick building that houses The Marine public house; and is a few metres from the iconic Victorian Saltburn Cliff Tramway that takes you to the Amusement Pier and lower promenade attractions. On foot, the property is a short walk from the train station and town centre.
Parking is free in Saltburn unless you use the pay and display car parks. You can park in any available space on Marine Parade and on the numerous streets leading up to the town centre, for free.
Saltburn is a wonderful seaside holiday destination enjoyed time and again by families, couples, and groups of all ages.
It has an 8-mile sandy beach that is very clean (because the sea tide washes it down every day), dog free along the lower promenade stretch, and ideal for paddling, swimming and surfing because the beach is shallow. The lower beach promenade is easily accessed from the town centre by paths, steps, or by the water balanced tramway lift that takes you to the pier. The pier is the last remaining entertainment pedestrian pier in Yorkshire and is 208 metres long and was opened in 1869. A walk along the pier is an awesome experience with great views of the seascape and back towards the town’s upper promenade.
Saltburn beach is renowned as the best surfing beach in the north of England. It has a number of surfing schools for you to get involved in, and anyone can enjoy the crashing waves with a boogie board or body surfing. When the sea is calm, Saltburn beach is a great swimming place. The sea can be very pleasant, or it can be chilly, so bringing a shorty wetsuit might be a good plan. During the summer months the RNLI have swimming flagged areas on the beach that we recommend you use.
The lower promenade has beach huts that you can rent, and has a selection of stalls, coffee outlets, crazy golf, slot machines and miniature golf. The famous Seafood Restaurant next to the pier is a stunning venue and is one of the busiest fish and chips takeaways in England.
Those with dogs can enjoy 7.5 miles of beach all year round, and most cafes, bars and restaurants on the promenade and in the town are dog friendly.
For a small seaside town, you will enjoy some excellent restaurants in Saltburn-by-the-sea. Coco and Rum offer an excellent Thai experience along with some great alcoholic and virgin cocktails. Number 23 on Milton Street has a great bar and offers relaxed dining including stone baked pizzas. The Tomahawk Steakhouse provides a high-end experience if you want to splash-out and celebrate. Fish and chips at the famous Seaview Restaurant next to the pier is the best in town, although you must book a table if you are not having a takeaway, and we suggest a booking during daylight hours so that you can enjoy the views. Saltburn has numerous pubs and wine bars for you to explore. Number 23, Guns Bar and Pillar Box all on Milton Street only 5 minutes’ walk away can be lively. The Tomahawk Steakhouse has a nice bar.
During the day we must suggest a stroll on the beach to The Ship Inn. The Marine Pub on the upper promenade shows live sports on their TVs and has outside seating. Saltburn has many cafes. Real Meals Deli Cafe and Rapps Cafe on Milton Street are nice cafe choices. Stonehouse bakery in Station Square is worth a visit when the weather’s good, and Taste on Dundas Street offers excellent afternoon tea. You must have a takeaway cup of tea from Surfs Up on the promenade and wander down the pier so that you can look back at the upper promenade during your stay.
Whilst Saltburn is famous for its amazing beach and pier, the town offers much more for holidaymakers to do and enjoy. Saltburn is the first coastal leg of the Cleveland way. The trail starts at the end of the promenade in Saltburn and crosses the Skelton Beck via the road bridge and then begins a steady climb uphill along the edge of the cliff. It squeezes between the cliff edge and a freight railway line before starting an easy descent into Skinningrove. It’s a great walk for guests to sample the trail.
Saltburn Valley Gardens are a maze of pleasant paths and tracks with seats at frequent intervals. Refreshments, a Woodland Centre, children’s play areas and a miniature railway can all be enjoyed – all set in a mix of formal gardens and ‘wild’ woodland. In days gone by, these thick, wild woodlands were an ideal haven for smuggled goods arriving off the Saltburn coast; indeed, it is said that a tunnel still links The Ship Inn with the inland valley.
For golfers, Saltburn is an excellent location. Saltburn by the sea Golf Club is a great golf course with wonderful views of the coast and inland towards Roseberry Topping. Seaton Carew Golf Club is the 10th oldest club in England and offers an excellent links challenge. Cleveland Golf Club was established in 1887 and claims to be the only true Championship links, and the Oldest Course in the County of Yorkshire. Each of these courses has a welcoming club house, with inviting staff and club members.
There are many towns and villages to explore close to Saltburn. Staithes is a lovely coastal village where you can explore the streets, visit the Captain Cook & Staithes Heritage Centre and have lunch at The Cod and Lobster near the harbour. Whitby’s Old Town is a bustling day out for you to enjoy the atmospheric cobbled streets, climb the 199 steps to Whitby Abbey, and enjoy fish and chips at the famous Magpie Café. Great Ayton’s green and riverfront offer a much quieter day out, with a visit to Captain Cook Schoolroom Museum, and a walk to the summit of Roseberry Topping and sustenance at the wonderful Kings Head Inn at Newton under Roseberry. Sandsend has a lovely stretch of beach and has coffee shops and a nice pub.
Saltburn is within 30 minutes’ drive of Staithes, Whitby, Middlesbrough and the North Yorkshire Moors. Saltburn Train Station is a short walk away and has routes to Longbeck, Redcar, Middlesbrough and Darlington with connecting trains to Newcastle, York, Leeds, Manchester and London.
There are plenty of bus routes through Saltburn. Hop on the Arriva North East route and you can visit beautiful coastal villages like Staithes, Runswick Bay and Whitby. The Moorsbus route has drop offs at Newton Under Roseberry, Great Ayton, Stokesley and Helmsley.

Saltburn has numerous pubs and wine bars for you to explore. Number 23, Guns Bar and Pillar Box all on Milton Street only 5 minutes’ walk away can be lively. The Tomohawk Steakhouse has a nice bar.
During the day we must suggest a stroll on the beach to The Ship Inn. The Marine Pub on the upper promenade shows live sports on their TVs and has outside seating. Saltburn has many cafes. Real Meals Deli Cafe and Rapps Cafe on Milton Street are nice cafe choices. Stonehouse bakery in Station Square is worth a visit when the weather’s good, and Taste on Dundas Street offers excellent afternoon tea. You must have a takeaway cup of tea from Surfs Up on the promenade and wander down the pier so that you can look back at the upper promenade during your stay.
Whilst Saltburn is famous for its amazing beach and pier, the town offers much more for holidaymakers to do and enjoy. Saltburn is the first coastal leg of the Cleveland way. The trail starts at the end of the promenade in Saltburn and crosses the Skelton Beck via the road bridge and then begins a steady climb uphill along the edge of the cliff. It squeezes between the cliff edge and a freight railway line before starting an easy descent into Skinningrove. It’s a great walk for guests to sample the trail.
Saltburn Valley Gardens are a maze of pleasant paths and tracks with seats at frequent intervals. Refreshments, a Woodland Centre, children’s play areas and a miniature railway can all be enjoyed – all set in a mix of formal gardens and ‘wild’ woodland. In days gone by these thick, wild woodlands were an ideal haven for smuggled goods arriving off the Saltburn coast; indeed, it is said that a tunnel still links The Ship Inn with the inland valley.
For golfers, Saltburn is an excellent location. Saltburn by the sea Golf Club is a great golf course with wonderful views of the coast and inland towards Roseberry Topping. Seaton Carew Golf Club is the 10th oldest club in England and offers an excellent links challenge. Cleveland Golf Club was established in 1887 and claims to be the only true Championship links, and the Oldest Course in the County of Yorkshire. Each of these courses has a welcoming club house, with inviting staff and club members.
There are many towns and villages to explore close to Saltburn. Staithes is a lovely coastal village with where you can explore the streets, visit the Captain Cook & Staithes Heritage Centre and have lunch at The Cod and Lobster near the harbour. Whitby’s Old Town is a bustling day out for you to enjoy the atmospheric cobbled streets, climb the 199 steps to Whitby Abbey, and enjoy fish and chips at the famous Magpie Café. Great Ayton’s green and river front offer a much quieter day out, with a visit to Captain Cook Schoolroom Museum, and a walk to the summit of Roseberry Topping and sustenance at the wonderful Kings Head Inn at Newton under Roseberry. Sandsend has a lovely stretch of beach and has coffee shops and a nice pub.
Saltburn is within 30 minutes’ drive of Staithes, Whitby, Middlesbrough and the North Yorkshire Moors. Saltburn Train Station is a short walk away and has routes to Longbeck, Redcar, Middlesbrough and Darlington with connecting trains to Newcastle, York, Leeds, Manchester and London.
There are plenty of bus routes through Saltburn. Hop on the Arriva North East route and you can visit beautiful coastal villages like Staithes, Runswick Bay and Whitby. The Moorsbus route has drop offs at Newton Under Roseberry, Great Ayton, Stokesley and Helmsley.

~ Bedroom 2 (The Captain’s Family Bedroom) has 2 sumptuous single beds normally pushed together with a super king duvet, 4 pillows, lots of cushions, and 4 bath towels, but which can be separated as 2 single beds on request.
~ Bedroom 2 also has an adult-quality bunk bed with 2 single mattresses, each having 2 pillows and 2 bath towels.
~ Bedroom 2 also has a lounge chair that folds out to make a comfy single bed, and the is a single size sheet, single size duvet, 2 pillows, 2 bath towels for guests to make the bed if they so wish.
~ House Bathroom has large bath, separate walk-in shower with body jets function and shower gel, basin with mirror and hand wash, toilet with 3 good toilet rolls.
